Community HousingWorks is seeking an experienced Project Manager or Senior Project Manager, with financing expertise, to manage acquisition/rehabilitation or new construction projects from start to finish.

The Project Manager must have experience in either acquisition/rehab – negotiating purchase agreements, developing and managing rehab budgets, negotiating scopes of work, bidding and contracting, inspecting work, and processing pay apps and construction draws – or new construction projects -- assessing site feasibility, selecting and managing a development team and design process, overseeing entitlements, and supervising a general contractor. Some financing experience – running proformas, operating within and amending financial models, assessing feasibility, negotiating with lenders and investors – is essential. PM will implement existing projects and also help evaluate new acquisitions.

QUALIFICATIONS (depth varies for PM and Senior PM positions):
-Self-starter with demonstrated high degree of independent initiative.
-Bachelor degree from an accredited college or university and three to five years (Project Manager) or ten plus years (Senior Project Manager) of applicable experience in project management, housing development, rehabilitation, and/or building/MEP inspection.
-Strong computer skills in WORD/EXCEL. MS Project a plus.
-Strong abilities in managing budgets and using spreadsheets.
-Ability to organize and schedule tasks in support of multiple deadlines and projects; detail oriented.
-Demonstrated real estate financing experience – running proformas, assessing feasibility, negotiating with lenders and investors/
-Ability to communicate effectively, both orally and in writing, and to lead a team.
-Excited about the opportunity to do challenging professional work that also makes a dent in San Diego’s housing crisis and helps lower income families get ahead
-Must have access to an automobile, valid auto insurance and have or obtain a valid California driver's license.
-Knowledge of building systems and MEP a plus.
- Bilingual in Spanish a plus.
